Architectural services
We offer a full range of services including pre-purchase surveys, feasibility studies, sketch designs, 3D visuals, planning applications, listed building consent applications, building warrant applications, preparation of construction packages, management of the tender process and administration of the building contract during construction. Our architectural services go way beyond a basic set of plans & our tailored design service is sure to meet your needs.
Our role
In our role as the architect, we are the main point of contact for our clients and act as the lead consultant throughout the project. We can advise on the appointment of other consultants, such as structural engineers, quantity surveyors, building and land surveyors, archeologists and specialist surveys (such as asbestos). We have good working relationships with local builders and we can manage the tendering process to ensure you test the market and get the best price on offer.

Process
In simple terms, construction projects can be split into 2 distinct phases; the design phase and the construction phase. Navigating this process can be complicated and is therefore split into 'stages' of work. Below, we have provided a short explanation of each stage of a typical DOMESTIC project.

DESIGN PHASE: STAGE 0-6
Stage 0 - Initial Consultation When you first contact us, we suggest either a conversation over the phone or a zoom call (which we offer free of charge) in order to help identify your aspirations, your needs and your budget. Following on from this, we can carry out an initial consultation (1 hour) which involves us visiting your home (or site) in order to meet with you, carry out a visual inspection of the site/building and discuss the brief in further detail. ​ After this meeting we would then return to the office and write a bespoke fee proposal for our services, this would include advice on statutory approvals required, the appointment of consultants as well as a full break down of our fees. Site visits in excess of 30 minutes drive may incur a small fee.


Stage 1 & 2 - Briefing and Initial Design During this stage we look in detail at the options that may be possible, this will include us surveying the existing building, (or organising a digital survey depending on size of property) and preparing the existing drawings. ​ We prepare the sketch design proposals and 3D model, (model is optional), and this usually involves producing 2-3 options for discussion. We meet with you to present the options and take onboard any comments or changes you would like to make. Once a preferred option has been identified, we then assist with the appointment of a Quantity Surveyor who will carry out a Budget Cost Estimate based on the preferred scheme. The results of Stage 1 & 2 will allow you to make an informed decision regarding the scope of works, before proceeding with the more detailed design stages.
Stage 3 - Planning Application At this point you will have identified your preferred option, you will have obtained cost advice and we will now be ready to submit the planning application. We will develop a full set of 2D drawings & reports as necessary, (specialist consultants may be required depending on site). We then prepare and submit the planning application forms on your behalf. The normal response time is 8 weeks, but this can vary greatly depending on the type of project, historic status, conservation area, local authority workloads, etc.


Stage 4 - Building Warrant This stage involves developing the technical design for the project and preparing the Building Warrant application. We can assist with the appointment of a Structural Engineer, arranging the trial pits and any site investigations that may be required. The drawings are then developed in detail to ensure they meet the Building Regulations in terms of fire, thermal performance, access, ventilation, fire safety, environment (i.e. drainage, heating, ventilation), etc. The Structural Engineer is responsible for preparing the structural design and SER certification. On larger more complex projects, a Mechanical and Electrical engineer may also be required. Again, we submit the Building Warrant on your behalf and the response time is normally 20 days, however this can vary depending on the local authority. On a partial service, our invovlement in the project both as Architect and Principle Designer would end here. We provide a final package of information, including the Pre-Construction Safety Information and a sign off letter. We regret we cannot provide any ad-hoc services during constructon.
Stage 5/6 - Construction Documentation and Tendering This stage involves the preparation of the building contract between the client and main contractor. We prepare the written specification and schedules of work which detail every aspect of the project, including finishes and fittings. We assist with the selection of contractors, (conduct interviews if necessary) then prepare and issue the tender documents. We review the tender submissions and advise our clients the appointment of the main contractor.
CONSTRUCTION PHASE: STAGE 7-8
Stage 7 - Construction Investing in our services during this stage ensures the best outcome in terms of cost, quality and time. Once the building contract is in place, we act as 'contract administrator' which involves managing the contract between the client and builder, carrying out monthly inspections, issuing valuations and meetings to ensure everything runs smoothly throught to completion of the project.
