FEES FOR DOMESTIC PROJECTS
Below we have provided a rough guide to our fees or some typical projects. However every project is unique and has its own set of particular circumstances, therefore after the initial consultation, we will provide you with a bespoke fee proposal tailored to your needs.
Our fees are invoiced in stages in accordance with the Scottish Conditions of Appointment forms which we require all clients to sign. VAT is not applicable as we are not currently VAT registered.
In simple terms, we offer 2 different types of service, either a full or partial architectural service:
FULL SERVICE

With a full architectural service we manage the process from start to finish on site. This would include preparing options for the initial design (3d model is optional), obtaining cost advice, preparation of the planning application & building warrant application, preparation of the construction package and specification, management of the tendering process &s acting as a contract administrator during construction. We find that this level of service results in the best outcomes both in terms of quality & cost control.
PARTIAL SERVICE

A partial architectural service terminates at Stage 4, submission of the Building Warrant application, (again the 3D model is optional). This is normally only suitable for small & simple domestic works or, where the client has experience with construction. If you wish to proceed with a partial service, we can explain the differences in more detail prior to the appointment being signed.
INTERNAL ALTERATIONS ONLY
FOR EXAMPLE - REMOVAL OF LOAD-BEARING WALLS, NEW KITCHEN AND ENLARGED OPENINGS. PRICES STARTING FROM:
Briefing, survey & preparation of existing drawings £500
Sketch design options (no 3D model) £700
Development of detailed drawings & Building Warrant application £1,200
Perform duties of the Principle Designer £150
Total for partial service £2,550
The above assumes a partial service only and that the works fall under permitted development rights (this would need to be assessed on a case by case basis). Other fees will apply, such as the Structural Engineer’s fee for the design of the structural alterations, Quantity Surveyor's fee for budget cost, Asbestos Survey & the local authority fees for the building warrant. 3D model is not included.
SINGLE STOREY EXTENSION
FOR EXAMPLE - 18m2 EXTENSION WITH MINIMAL WORKS TO EXISTING HOUSE. PRICES STARTING FROM:
Briefing, survey & preparation of existing drawings £700
Sketch design options (incl. 3D model) £1,200
Preparation of planning drawings & planning application £1,050
Development of detailed drawings & Building Warrant application £2,000
Perform duties of the Principle Designer £150
Fee for partial service £5,100 (£4,600 without 3D model)
Construction Documentation

Assemble tender information including prelims £400

Contract Administration
Administer the contract to completion £250 - £350 p/w
Post completion/defects/final account £250

The construction stage is charged at an hourly rate depending on the length of contract and hours incurred. 3D model is optional.
ATTIC CONVERSION
FOR EXAMPLE - CONVERSION OF ATTIC TO PROVIDE ONE BEDROOM, EN-SUITE, NEW STAIR. PRICES STARTING FROM:
